RENTAL AGREEMENT AND REGULATIONS

Tenancy legislation in Victoria has increased the responsibility of landlords and the complexity of managing a property.  Our property managers ensure the appropriate lease documentation detailing all responsibilities of the rental provider/s and renter/s are in place.

It is our responsibility to ensure that legal requirements relating to the rental agreement are explained clearly to renter/s and tenancy conditions are fulfilled. An REIV (Real Estate Institute of Victoria) rental agreement is drawn up with any agreed special conditions (that fall within the guidelines of The Residential Tenancies Act 1997).

When a renter wants to terminate their rental agreement, our property managers ensure the transaction is completed in keeping with all legal obligations so that new tenants can be sought quickly.

PROFESSIONAL RELATIONSHIP

It is not uncommon for issues to arise between rental providers and renters during the tenancy period. This can lead to disputes and can result in late or unpaid rent.
