We begin with an extensive analysis of your property, examining the style of your property, likely buyer demand, the best and most cost-effective advertising media to use, your time frame for selling, and understanding current economic conditions.
SELLING METHODS
We discuss with you the various methods for selling your property before deciding which is the most appropriate for your needs. This can involve an auction, private sale, sale by negotiation, or expression of interest.
AUCTION
Is a public sale by a licensed auctioneer where a property is sold to the highest bidder. An auction creates a sense of urgency and encourages competitive bidding.
PRIVATE SALE
Gives you time to consider offers by potential buyers and the flexibility for negotiation without the time sensitivity of an auction. This method allows more time to find the right buyer for you.
SALE BY CLOSING DATE
Combines the best aspects of the sale methods of Auction, Private Sale and Tender processes. It creates the same sense of urgency and competition in buyers as per an Auction campaign however, unlike an Auction, there is no public bidding.
The property is marketed over a four week campaign with a set end date, in order to motivate potential buyers.
Buyers submit their best offers before the deadline.
AN EXPRESSION OF INTEREST
Campaign is a sale process whereby prospective buyers are invited to submit their highest & best offer in writing to purchase the property, on/or before a nominated closing date & time. The offer submitted must be on a Contract of Sale and will include the terms of their offer.
All offers that have been submitted will then be presented to the vendor for consideration. Importantly, offers will not be disclosed to other buyers, only to the vendor.
